I'm self employed. Will an estate agent accept my books done by a chartered accountant as proof of my income?
I've found the most incredible house to rent and I want to move in asap. The only thing is I'm a self employed teacher and I get my money in cash from my private students. My credit history/ bank statements don't look fantastic because I got married to a man a lot older than me and he's always dealt with the finances, and I've always just paid my way in the household with cash. I've also been really sloppy and I haven't done my tax returns for 4 years. Would an estate agent accept my books verified by a chartered accountant? To prove that I can pay the rent weekly. Additional Details And, I wanted to sign a contract for a year, but do you think an estate agent would do a shorter "trial" contract, say for three months, just to see how things go if they weren't too happy with my proof of earning's?

Hello, (ANS) YES! that should be fine. Because if your accounts have been professionally done by a qualified chartered accounant then that should be acceptible as proof of your income. Other than this I cannot see what else they could need bank statements would be acceptible but thats going abit far perhaps? **As long as you can verify your source of income or investments that should be enough proof of how much of a risk you would represent to the person or company you are renting from. They are probably being extra cautious or paranoid in the present economic climate. **I guess they just want to make sure you can comfortable cover the actual rental payments. Kind Regards Ivan

If you haven't done any tax returns for 4 years you have been breaking the law. An Accountant will not sign off your books as 'true' as you might owe money to HMRC. Have you registered as self employed?, this has to be done 28 days before you start earning. I think you need to talk to an Accountant pronto. As for the house, highly unusual for anyone to give a 3 month contract.

Hi, First of all - sorry if there are any mistakes or i dont make anything easier. But this is how i take things to be... First of all, lets take March: 56 hours x £6 per hour = £336 14 days x £10 a day = (£140) Equals £196 owing to you. However, you received £178, therefore you are owed £18. Continue this onto the following months, using the same method. However, certain months are slightly different, like May for instance. 44 Hours x £6 per hour = £264 11 Days x £10 per day = (£110) Equals £154 owing to you. However, as you received £230, you therefore owe CP £76. If you do this for each month, you can come to a running total as follows. In total, Nursery (you?) are owed £748.46. In total, CP is owed (£261.90) Therefore, you are owed £486.56 (748.46 - 261.90) So, Total money received = £1923.44 You should have received = £2410.00 Payroll total = £2446.84 Sons fees = £1190.00 All picked up from individual monthly break downs. accounts certified by a chartered accountant are the usualy way of proving yr income if ur self employed. the standard tenancy agreement is for 6 months and rent is payable monthly in advance

Damn, it's a tough call isn't it? Seems like six of one and half a dozen of the other to me.

I don't think he lied to keep his job. He may have lied to get the bonus!! Even then I think that not to be the case. I think the creative accounting was to present a trust which was meeting its targets and would reflect favourabley to inspection. That was wrong. If trusts are unable to provide the services required because of insufficient funding this must be made transparant. If they make a surplus their budget will be reduced in the next fiscal year an services will suffer. Its from that perspective and that alone I believe he did wrong.

Yes it's not fair is it politicians don't get prosecuted for real fraud where's the justice.

The Government wants cuts. He made it look better than it was by juggling money. The NHS is now not the service it used to be. Everyone is afraid of losing their jobs. Too many at the top and not enough doing the hands on. Think there is more worthy peeps needing jailed though. Half of them in the Government for starters.

If every company accountant was jailed for 'creative accounting', there would be none left! Minimising profits is the staple diet of accountants, to cut tax liability. Maximising profits is just as bad because it gives a false impression of the true value and efficiency of a company.
